Tap Maintenance & Leakage Prevention

Leaking taps waste valuable water and cost you money. A single leaking tap can waste between 30 and 200 litres a day. However, tap damage and water leakage can be prevented through regular tap maintenance. It is recommended that all taps be serviced at least every two years (although this may vary depending on water pressure and usage).
This does not mean just changing the tap washer. A thorough tap maintenance job involves:
Dismantling and cleaning the appliance Replacing all 'O' rings and seals Replacing the tap washer with a quality, durable brass type Packing the spindle with a quality lubricant that will not break down Checking the tap seat and reseating if required. Sealing shower spindles with silicone to help prevent leakage and damage Reassembling the tap Testing the water pressure and temperature and taking corrective action if required.

Many types of tap washers break easily. If this happens the tap may not be able to be turned off, resulting in a plumbing emergency. You can avoid the cost of an after hours service call by making sure your tap washers have been checked. Replace the O rings and other seals at the same time to prevent leakage and possible damage.
Without grease in the tap spindle (a common problem) premature wear and breakage can occur. Replacement spindles are not always available if the manufacturer has gone out of business or the style has been discontinued. If this is the case, all the taps in the particular area will need to be replaced to maintain matching sets.
